  • Happy Halloween

Halloween falls on October 31 because the ancient Gaelic festival of Samhain, considered the earliest known root of Halloween, occurred on this day.
In the eighth century, Pope Gregory III designated November 1 as a time to praise all saints.
Soon, All Saints' Day incorporated some traditions of Samhain and the evening before was known as All Hallows Eve, and later Halloween.
Over time, Halloween evolved into a day of activities like trick-or-treating, carving jack-o-lanterns, festive gatherings, donning costumes and eating treats.
Today’s the day to eat candies and sweets to your heart’s content! Happy Halloween!

  • Lower Rates Could Support US Buyers

Mortgage rates are higher than earlier in 2026, but still below 2025 levels, which may help more buyers qualify for loans today.
The condo market is now showing stabilization after weakness in 2025, with improved affordability drawing buyers back in some metro areas again.
An economist says many homeowners are gaining housing wealth, especially where inventory remains tight and comparatively affordable markets keep attracting buyer attention.
Regional conditions still matter: tight supply supports Northeast markets, while the Midwest benefits from relatively affordable pricing compared with costlier areas elsewhere.
For buyers preparing to move, improving mortgage conditions may expand options, making qualification conversations with lending professionals especially important now in today's market.

  • Bargain Hunting With Rates Above 7%

Mortgage rates stayed above 7% as markets braced for more Fed moves, while Treasury yields pushed borrowing costs higher and kept affordability top of mind.
For buyers planning ahead, a study suggested building rate cushions: half-point within 3 mo, three-quarters by 6 mo, and a full point by 1 yr.
Later-year buyers often gained leverage: typical homes were ~5% cheaper in Early-Q4 than Late-Q2, with fewer competing buyers and more time to negotiate.
With a ~5-mo supply in the prior month, buyers had stronger bargaining power on price, closing costs, discount points, or temporary rate buydowns.
For buyers still waiting, markets recently priced in more Fed tightening, but the longer-term goal remained cooler inflation that could eventually ease mortgage costs.

  • U.S. Affordability Hits a 21-Year Low

A central bank official said a severe housing shortage kept rents and home prices high, widening the gap between what many Americans earned and paid.
A homeownership affordability index reached a 21-yr low, and mortgage rates climbed to near 7%, making already record-high prices harder for families to manage.
Key pressures included restrictive zoning, costly regulations, weak productivity in homebuilding, years of underbuilding after the subprime crisis, and inflation in construction materials.
The official said higher rates also created a lock-in effect: many owners kept older low-rate mortgages, limiting listings and adding more pressure.
The official expected further policy tightening, yet a housing economist said buyers could still improve affordability by negotiating asking prices, not focusing only on rates.
