Greenville List Prices Slip as Listings Climb

In Greenville, we’re seeing a noticeable shift: active listings have climbed to around 4,300 homes, offering buyers a wider array of choices and tilting the negotiating leverage in their favor. While the number of new listings dipped about 2% compared to last year, the overall inventory remains elevated—meaning there’s still plenty of opportunity for those searching for the right fit in our market.

Median list prices have adjusted to approximately $380,000, as sellers respond to changing expectations. This creates a more competitive landscape and opens the door for greater flexibility and affordability for buyers. About a quarter of active listings have seen price cuts recently—up 1 percentage point from a year ago—giving buyers even more room to negotiate.

Homes are now spending around 60 days on the market, an 11% increase from last year. For those considering a move, this environment allows for a more thoughtful and measured approach, while sellers must be particularly strategic with their pricing. Drawing on my two decades of experience guiding clients in Upstate SC, I’m here to help you navigate these evolving trends and ensure every step of your real estate journey is smooth and informed.
