  • Greenville Nearly Tops New-Home Rankings

Greenville finished just shy of first in a 2026 value ranking, with inventory and price driving its strong overall placement among large US housing markets.
New construction made up ~33% of Greenville listings, and median new homes listed near $364.5K, slightly below existing homes there near $370.5K.
Greenville landed in the top 10% for both inventory and price, with many new homes clustered south in Piedmont and Fountain Inn.
Buyer interest ran ~8% above the national avg., and new homes spent a median 60 days on market, supporting Greenville's solid demand score.
Greenville's weak spot was climate risk: new builds carried ~3% more exposure, mainly wildfire and flooding, so buyers were urged to check maps and insurance.

  • Fed Highlights Opportunities to Improve Housing Affordability

Fed Highlights Opportunities to Improve Housing Affordability

The recent comments from a Federal Reserve official about housing affordability really highlight the pressures many buyers and sellers are feeling. With affordability at a 21-year low, we’re seeing the effects of a tight housing supply, elevated home prices, mortgage rates over 7%, zoning restrictions, and increasing construction costs—all of which are making it harder for individuals and families to secure the homes they want. In my 20+ years working with buyers and sellers across Upstate South Carolina, I’ve seen firsthand how these challenges can impact your real estate journey. My approach is always to provide you with the insights and strategies needed to navigate these complexities, whether you’re searching for a new home, investing, or planning your next move. Even in a market where obstacles can seem overwhelming, having a knowledgeable and committed partner makes all the difference in achieving your real estate goals.

  • U.S. Builder Sentiment Hits 12-Month Low

Builder confidence has taken a noticeable dip, reaching its lowest point in a year—something I’m watching closely for those considering a move in Upstate South Carolina. In late Q3, the builder-confidence index dropped 3 points to 32. Sales conditions and six-month expectations also softened (now at 35 and 37, respectively), while buyer traffic held steady at 23. Across the country, 38% of builders have cut prices, and incentives are becoming more common, with two-thirds of builders now offering them—up from 63% just a few months ago. Mortgage applications for new-home purchases fell for the fifth consecutive month as 30-year rates hovered in the high-6% range. Larger builders are leaning into rate buydowns, which can help buyers secure below-market mortgage rates without depending only on price cuts. With predictions that 30-year mortgage rates will remain in the high-6% range or higher through 2027, it’s more important than ever to have the right guidance. If you’re navigating the Upstate SC market—whether buying your first home or investing in your next property—local insight and a thoughtful strategy become invaluable. I’m here to help you make sense of these shifts and find the best path forward.

Ranked: Housing Costs in Every U.S. State in 2026

As someone who’s spent over two decades helping clients navigate the real estate landscape in Upstate South Carolina, I’m always keeping an eye on the bigger housing picture across the country. Housing costs in the U.S. are anything but uniform—Hawaii tops the list at 302.4, while Oklahoma sits at the most affordable end with 66.9. States like Massachusetts, D.C., California, and New York remain among the priciest, while much of the South and Midwest continues to offer more accessible options. Having this broad perspective helps me better guide clients, whether they’re considering a move, seeking investment opportunities, or simply curious about how our local market compares nationally. My commitment is to ensure you have the insights and support you need to make informed decisions tailored to your goals.
